Why we do not publish prices

You will notice this guide has no price list. That is deliberate — and honest. A "brick repair" can mean repointing one wall or rebuilding three. A "patio" can be 200 square feet of pavers or 1,000 square feet of bluestone with walls and lighting. Any contractor who quotes masonry sight unseen is guessing, and guesses favor the contractor, not you.

What we can do is explain what drives cost, so you can read estimates intelligently — ours and anyone else's. An informed homeowner gets better work at a fair price. That is the whole point of this guide.

What drives masonry cost

Scope is the big one: how much wall, how many square feet, how many linear feet of joint. Masonry is labor-intensive — a mason lays each unit by hand — so the size of the job is the dominant cost factor. Twice the wall is roughly twice the work.

Access is the hidden driver. A backyard patio with truck access is straightforward. A chimney rebuild on a steep 12-pitch roof, or a retaining wall on a slope with no machine access, costs more because everything — materials in, debris out — moves by hand. When you compare estimates, ask how access was priced.

Materials matter, but less than people think. The difference between brick grades or paver lines is real but modest against total project cost. Natural stone costs notably more than manufactured — in both material and the slower labor it demands. Where materials really swing cost is in repairs: matching historic brick or salvaging units takes time and sourcing effort.

Prep and demolition are the quiet half of many jobs. Tearing out a failed patio, excavating for a retaining wall base, or removing wrong mortar from historic brick — the work before the visible work — is real labor that has to be in the estimate.

Repair vs. rebuild: the honest math

This is the comparison that matters most. Repointing a wall costs a fraction of rebuilding it. A chimney crown rebuild costs a fraction of a full chimney rebuild. Resetting a patio section costs a fraction of a new patio. In almost every case, catching problems early is the cheapest possible outcome.

The crossover point: when repair scope approaches rebuild scope. If 80 percent of a wall's brick is spalling, you are rebuilding, not repairing — and paying repair prices for a rebuild result is the worst of both. A good mason tells you where that line is for your specific wall. We do, in writing, with the reasoning shown.

Reading an estimate

A real masonry estimate names the scope (which walls, how many square feet), the materials (mortar type, brick or stone spec), the prep (what gets removed, what gets protected), and the schedule. Vague one-line estimates — "repoint brick: $X" — hide the details where disputes live. Our estimates spell it out, and you should expect the same from anyone you hire.

Be wary of the low outlier. If three estimates cluster and one is half the price, the cheap one is skipping something — usually prep depth, mortar matching, drainage, or cleanup. Masonry has no magic shortcuts; a price far below the rest means work far below the rest.
