Weeds forcing through every joint. Edges that creep outward year by year. A bad patio is worse than no patio, because it takes up the yard and annoys you daily.

A good patio disappears into your life. You walk out with coffee and do not think about the surface. The grill sits level. Chairs do not wobble. Rain drains away instead of pooling. That is not luck — it is base preparation, edge restraint, drainage slope, and joint material, done right in that order. The pretty pavers on top are the last 10 percent of the job.

What we build

Patios are the main event — the outdoor room. We talk through furniture and traffic flow before we design, because a patio shaped around your life gets used and a patio shaped around a catalog photo does not.

Walkways connect the house to the world — front walk from driveway to door, side paths to the backyard, garden paths. A walkway has to handle foot traffic in all weather, shed water, and look like it belongs with the house. We pitch walks for drainage and build them wide enough to walk comfortably, not the narrow afterthought strips you see on so many homes.

Driveway aprons, stoops, and landings round out the hardscape. And we build the features that make patios complete: seat walls for extra seating without extra furniture, fire pit areas with proper clearances, and steps where grade changes.

Materials: pavers, stone, or brick

Concrete pavers are the most popular for good reason: huge range of colors and patterns, consistent sizing, very durable, and individual units can be lifted and reset if the ground ever moves. A well-built paver patio looks sharp for decades and repairs easily.

Natural stone — flagstone, bluestone — is the premium surface. Each piece is unique, the texture is unmatched, and it ages with character. It costs more and takes more skill to lay well, because irregular stone has to be fitted by eye. For a patio that is the centerpiece of the backyard, stone earns its price.

Brick gives a classic look that suits Fairfax's brick homes perfectly — a brick patio or walk against a brick house looks intentional and timeless. Brick needs the same proper base as pavers; laid on dirt, it heaves and settles like anything else.

The base: where patios are won or lost

This is the section that matters most, so read it twice. A patio that lasts starts six or more inches below the surface: excavated to stable soil, compacted, then layers of compacted crushed stone, then a bedding layer, then the pavers — each layer compacted before the next goes down. Edge restraints lock the perimeter so the field cannot creep. The whole surface is pitched away from the house at a slope you cannot see but water can feel.

Skip any of this and you get the failures we repair: settling dips where the base was not compacted, heaving where water got under and froze, spreading edges where restraint was skipped, and weed jungles where joints were filled with the wrong material. We use polymeric sand in joints — it locks pavers together and resists weeds far better than plain sand.

Northern Virginia's clay soil makes base work even more important. Clay moves with moisture, so the base has to be deep enough and the drainage good enough that the patio rides stable. We also keep patios and walks separated from the house foundation properly — hardscaping should never trap water against your foundation.

Design details that matter

Size it for furniture, not for the catalog. A dining set needs more room than you think — chairs pull out, people walk behind them. We lay out dimensions around your actual furniture or the set you plan to buy. Traffic flow matters too: the path from the back door to the grill to the seating should feel natural, not like an obstacle course.

Borders and patterns turn a plain slab of pavers into a designed space. A contrasting border, a soldier course edge, or a simple pattern change costs little and looks intentional. Steps get the same care — consistent riser heights, solid treads, and handrail-ready where code needs it.

Why do paver patios settle and get uneven?

Almost always the base: not excavated deep enough, not compacted in layers, or no edge restraint so pavers creep. Water getting underneath and freezing makes it worse. We build the full base system — excavation, compacted stone layers, edge restraint, proper pitch — so it stays level.

Pavers, natural stone, or brick — which should I choose?

Pavers offer the most colors and patterns and repair easily. Natural stone is the premium look with unique character. Brick suits brick homes perfectly. All three last decades on a proper base — the choice is mostly about look and budget, and we will show you samples of each.

How do you keep weeds out of paver joints?

We use polymeric sand, which hardens in the joints and resists weeds far better than plain sand. Combined with a proper base and landscape fabric below, weeds stay minimal. A quick sweep and occasional touch-up keeps it clean.

Will water pool on my new patio?

Not if it is pitched right. We slope every patio and walk away from the house so water runs off instead of pooling. We also check where that water goes — drainage planning is part of every hardscape design.

How long does a patio take to build?

Most patios take three to seven days depending on size and material. Walkways run two to four days. Larger projects with seat walls, steps, or fire features take one to two weeks. Your estimate includes a realistic schedule.

Can you fix my existing settling patio?

Often, yes. We can lift and reset settled sections, add the edge restraint or base correction that was missing, and re-sand joints. If the whole patio was built on dirt with no base, a rebuild is usually the honest answer — we will tell you which one you have.
